New Yatt is a small village about two miles north of Witney in Oxfordshire, made up of three distinct neighbourhoods that each have their own character.
Middletown sits along the main road between Witney and Charlbury, Poffley End branches off towards Ramsden on a quieter route, and Delly End lies along Whiting's Lane. The hamlet of New Yatt forms part of the wider parish, which extends south to the River Windrush and stretches nearly to Ramsden in the north.
What makes New Yatt different is that it's a genuine working village rather than somewhere geared towards visitors. You'll see the agricultural heritage in the landscape around you, and the pace of life reflects that practical, rural character. The area offers good walking, particularly if you follow paths down to the Windrush or explore the quieter lanes connecting the different neighbourhoods.
Being just two miles from Witney, a proper market town with good shops and amenities, means you can easily spend time here and then head into town if you need anything. It's the kind of place where you can wander at your own pace, enjoy peaceful countryside, and experience what life in a working Cotswolds community actually feels like, without the crowds you might encounter elsewhere.
